good afternoon
it is wednesday, the 19th of august 2009. the picture you see on the left is a conceptional design of the ECO office building in OAKLAND CA. we are looking at the roof with the solar panels, also we can see the central autrium with the elevator and the wind mill which will give us power when there is wind but no sun. you ask, what will happened if there is no sun and no wind? well, we are working on the solution. there are few companeis that manufacture special batteries that we can store energy. the building will become HIBRID. i invite all of you to react to this idea.

the oakland ca. ECO building

hello
this is daniel altman. i am an architect by education. i am also a small developer in the bay area. i own a piece of land on the border of oakland and san leandro. i would like to create there a 100% sustainable office buiding. really GREEN energized by solar and wind and store for it own use rain water.
i would like to involve all of you out there in giving ideas and sugestions. i will choose one of you to be my architect, one to be my engineer and one to be my energy consultant. if you look on my blog from 8/12/09 you will see my letter to the oakland design review. i will blog you soon some of my ideas and will wait for your comments and ideas

To:       The Design Review Committee and the Planning and Zoning Staff of the City of Oakland

 

Re:       10920 McArthur Blvd, Oakland, Eco Building

 

I would like to thank the people who participated in the Design Review and the staff who reviewed this project and made comments at the July 22, 2009 meeting. In this presentation, I would like to clarify a few items that were raised.

 

1.      I own the lot at 10920 McArthur Blvd, and the approved plans to build a 35 unit condominium. In this time of crisis in the housing field and specifically in the condominium arena, the approved condominium project is not economically sound. I arrived at the idea to build a sustainable office building, which will be 100% green and environmentally friendly. This building will be energized by solar and wind power. It will store its roof rainwater and will recycle the water for emergency fire use and some domestic use. In order to start the engineering phase, I need the Design Review approval and the Planning and Zoning approvals.

 

The principle of the design is simple, aesthetically pleasing and environmentally friendly, open and light. It will be pleasant to work in. There will be light and sun from the windows in the front and from the large atrium.

 

2.      In response to the comment that it looks bulky: This building is partially 3 stories high and partially 4 stories high. It has curves and a great atrium in the middle which makes it light. It is much smaller and is less bulky than the building approved by the Planning Committee in 2007.

 

3.      In response to the presentation of materials and color: In our previous meeting, the participants did not have the opportunity to see the rendering and presentation prior to the meeting. I have prepared 4 presentation sets and hope that the committee members will review the submittals. I will be glad to answer questions.

 

I show the building from different perspectives. In the color rendering, I involve the chosen colors, even though in water color they are a best approximation of the future colors. In some of the other views, the perspective shows the forms, not the chosen colors. In the typical wall section, the sample of the colors is closer to reality.

 

I hope you will approve the design so we can go forward to the next stage of design.
